3 out of every 4 Planning Applications are granted in England but if you are in the 1 in 4 whose application is rejected you will want to know your options: 

1.    Firstly, you can resubmit the application with alterations that address the reasons for the application being rejected. The planning officers will usually speak with you if you are not clear on why the decision was made and what changes you can make to meet their criteria and get the application granted. 

2.    Secondly, you can appeal the decision to the planning inspectorate. 40% of these appeals are successful in overturning the original decision.
